Union Lofts is a Housing Credit development which has enabled the new construction of a three-story building for families in Ashland, Ashland County. The development includes 48 one-, two-, and three-bedroom units, with five units that will have 811 subsidy. This will be the first new construction, tax credit, family project in Ashland since 2000.
The project was selected for being in a high-opportunity census tract, and has had over $35 million in development near the area since 2013, with an additional $49 million planned through 2022.
Project amenities include a community room, fitness room and green space. Unit amenities include laundry hook-ups, smart thermostats, and faucet, door and drawer hardware, as well as bath components that will allow residents to age in place. The project has also achieved ICC 700 National Green Building Standard Certification.
The development is within very close proximity to shops, businesses and health care facilities, which provide services for the residents. Union Lofts has elected to use income averaging to support a range of incomes from 30% to 80% of AMGI, and received consideration for serving extremely low-income residents, with 17% of the units available for families at or below 30% of AMI.
