Arrowleaf Apartments is a new construction, residential development for families. The project is providing 28 one-, two-, and three-bedroom apartment homes in one three-story green building. OHFA funding enabled the owner to develop a community in a natural setting, surrounded by green space and rustic scenery. The site features a playground and accessible on-site path that connects the development to the adjacent neighborhood. Amenities of the project include a leasing office, community room with kitchenette and community space, as well as a fitness center for resident use. Unit amenities include dishwashers, microwaves, washer/dryer hookups, solid-core doors, and energy efficient items.
The development is in proximity to essential services, including a variety of shops, businesses, and public transportation. The unit mix includes 12 units affordable to and occupied by households at or below 50% of the AMGI, 12 units affordable to and occupied by households at or below 60% of the AMGI, and four units affordable to and occupied by households at or below 70% of the AMGI. The project received consideration for utilizing income averaging, investing in an on-site fitness center, and being located in an area of almost $400 million in new and planned investment, including hotels and two new hospitals. Additionally, the project has agreed to provide direct programming and services to expecting and new mothers residing at the development, in an effort to reduce infant mortality.
